August brought a subtle shift in our local real estate landscape, with Okotoks seeing a bit of a cooling in both house listings and sales. Right now, we have just over two months of housing supply in Okotoks, and the sales-to-new-listings ratio sits at a solid 81%. The residential benchmark price has edged down slightly to $608,400. In nearby Foothills County and High River, inventory is a touch higher at about three months of supply, with prices at $679,600 and $499,100.
As someone who calls Southern Alberta home and is deeply invested in our communities, I know how important it is to keep an eye on these trends—whether you’re planning your next move, thinking about a change, or just want to stay informed. My people-first approach means I’m always here to help you make sense of what these shifts might mean for your plans. Real estate is personal, and so is my guidance.
