There’s something reassuring about Okotoks’ real estate market this season. As someone who’s built a life and career across Southern Alberta’s communities, I always keep a close eye on the trends that shape our everyday. The benchmark price for a typical home in Okotoks was $606,800 in late Q3—just a touch higher than last year, even after a small dip from summer highs. For families and individuals watching values closely, it’s worth noting: prices started 2023 at $600,000, climbed up to $627,600 in early Q2, and have held steady since, showing a market that’s retaining its strength.
Late Q3 saw 56 homes sold—more than the 10-year average for this time of year. Inventory did tick up with 74 new listings, but supply remains exceptionally tight. What stood out to me: sales were most active in two price bands, with 13 homes sold between $700K–$799.9K and 12 between $500K–$599.9K. Detached homes in particular have shown real resilience, with a benchmark of $680,900—only a slight dip from the local high earlier in the year.
This kind of stability is what makes Okotoks unique in our region. I’m always happy to chat about what these numbers might mean for your next move, or just to share insight from someone who calls this area home.
