Okotoks sits about 18 kilometres south of Calgary's city limits — roughly 15 minutes to the edge of town, and 25 to 35 minutes to downtown depending on traffic and where you're headed. You're right off Highway 2, so the commute itself isn't the hard part. What changes is everything on the other end of that drive: slower mornings, a Main Street you can actually park on, and neighbours who wave.
Okotoks has been growing — the town sat around 33,100 people through 2025, and council recently adopted a growth strategy aiming for 3 to 4% annual growth over the next 25 years, up from about 1.4% over the past decade. A new regional water pipeline is a big part of what's unlocking that. Translation: it's still a town, but it's not staying small forever. If "quiet now, before it changes" matters to you, that's worth knowing going in.
What You'll Pay (And What You'll Get)
As of this spring, Okotoks' overall benchmark home price sits around $618,000, with detached homes benchmarking closer to $701,600. That's landed in a similar range to Calgary's overall benchmark — but the comparison isn't really apples to apples. In Okotoks, that number more often buys you a larger lot, a newer build, or a walk to the river pathway instead of a commute to one. Inventory has stayed tight — Okotoks and High River currently have the lowest supply levels in the region — so well-priced homes here don't sit long. If you're coming from Calgary expecting a big discount, expect instead a different kind of value.
Schools, If That's Part of Your Decision
Families relocating almost always ask about this first. Okotoks falls under the Foothills School Division for public schools, with Christ the Redeemer Catholic Schools as the Catholic option, plus French immersion available from kindergarten. It's a genuinely smaller system than Calgary's — which for a lot of families is the appeal, not a trade-off.
What You'll Actually Do Here
Downtown Okotoks is small local shops, cafés, and a summer festival calendar, not a strip mall. For the big-box run, Southbank has your Costco, Home Depot, and grocery options covered. And when you want the full Calgary lineup — Chinook Centre, concerts, specialists — it's still only 25 to 35 minutes away. You're not giving up the city. You're just not living in it anymore.
Is Okotoks Right for You?
If you want space, a slower pace, and a real sense of community — without losing Calgary entirely — Okotoks tends to fit. If you need everything five minutes away, it'll take some adjusting.
